Today, we're going to dive headfirst into the current inventory situation in the Bay Area and what it means for all you eager buyers out there. So, buckle up and let's get started!
Now, when talking about real estate inventory in the Bay Area, it's always either tight or ... very tight. With that said, over the last few week's, we have seen inventory be extremely tight. We're currently facing a trend of limited options, and let me tell you, it's been causing some real bidding wars that send prices way above asking. But listen up, it's not all bad news. In the past couple of weeks, we've actually noticed a little easing of the inventory situation. Don't go expecting a flood of new listings just yet, but it does mean we're starting to see more houses hitting the market.
In real estate, things move at their own pace. Unlike the wild ups and downs of the stock market that happen on a day to day basis, the real estate market is more like a slow-moving elephant. Buyers, just like you, take their time analyzing patterns over several weeks or even months before making any big decisions. Last year, we had a low inventory situation because many potential sellers decided to wait it out due to stock market uncertainties and rising interest rates, which led to a lower number of buyers in the market. But guess what? Since February this year, we've started seeing an increase of buyers making a comeback, and that's led to some exciting, upwards shifts in housing prices and appraisals. And now, more homeowners are opening up to the discussion about listing their properties in the near future.
I've noticed among my fellow real estate agents and colleagues more "coming soon" listings, hinting at the better inventory that's just around the corner. So, for all you dream home seekers out there, this could be very good news! There's hope on the horizon.
With that said, here's my two cents. Make sure you're fully prepared for the journey. Get all your prerequisites lined up and talk to a pro if you need some guidance. That way, when you stumble upon a home that checks off all your boxes, you'll be prepared and ready to take action.
